Selling off market MF property

I found a multifamily owner that wants to sell his property off market but doesnt want to sign an exclusive listing with any agents. I found potential buyer but what contracts should I use with the seller and the potential buyer to make sure I get my commission? I am worried a potential buyer can go direct to the seller and cut me out. Thanks

Ronald, solid question. When you are dealing with off-market multifamily, having multiple verified buyers definitely helps protect you from being cut out.

If you ever want general tips on how to identify real buyers—like checking recent public sales, LLC ownership records, or county filings. I am happy to share what's worked for me.

    Every state and/or local MLS has their own specific documents. You need to verify with your head broker/managing broker/broker in charge or whatever the person would be for your firm in your state. Here in WA, I would need the buyer to sign a Buyer Broker Services Agreement in order to submit an offer and in that offer, make the request for commission to be paid by the seller...or the buyer if they are capable and willing.     Have the buyer sign an NDA agreement that showcase you are the procuring clause for the option he would buy the property. Ask the owner to sign a commission agreement and have the seller attorney work on a contract once both sides are ready to proceed.
