In Marked Tree, you may need to count them....see if the assessor has the number of tax payors in an area and then you'll need to do some math. You might also try to search for the MSA data for the area. Are you trying to get a traffic count? Try the city street maintenance folks or the highway dept, they will know. Good luck

You could just pick a few random yet somewhat representative locations and count the lots in those locations. You can do this using google. Actually, i think Zillow is better for this because it delineates lot lines on the aerial/satellite view. Then extrapolate out over the entire calculated area. Not an exact science, but its good enough and easy to do.
You if you're mailing stuff, you are more interested in address count, not people count. I would not rely on traffic count. That will not reflect population except in a general relative sense. And very loosely at that.

Brandon, I can think of several reasons whu such info could be helpful, but wondering why, is it a buyer request, what type of commercial are you doing?

That's what I thought, just estimate it and state that the population is estimated to be XX,XXX. like 18,632....I think an exact number as an estimate would look better, but they may ask where you got it, so be able to explain it to some degree.
