Looking to sell mobile home in jurupa valley, he is renting the place out and selling it to his renters. He has 21st mortgage and set up for it to be sold in January of 2020

@Cassi Justiz implies this, but I will explicitly state it. The realtor plays a role that can be important but it is mostly putting the seller and buyer together. Sure they have standard offer contracts, etc. but 1) those are easy to obtain 2) Easy for title company to do 3) you need to use the title company anyways.
Granted I have purchased more property than most people buying/selling their personal residence so am a bit more comfortable with the process than some people. We do not use a realtor when buyer and seller have found each other (I consider the primary role of the realtor finding the other party in the RE transaction).
At a minimum, your friend should negotiate a reduced commission. The realtor is likely to be getting both buyer and seller commission for closing a deal that the two parties were already associated (no need to even place on MLS).

@Dan Heuschele That is very good information to know, thank you. Just starting out in my journey I sometimes get overwhelmed with all the new information, need to jot this one down. Another reason my friend was asking is because his wife has a property that they are going to sell also, he figured find someone to help with both issues.
