Hands-down the best PM in Tallahassee is Sandy Frazier at Spirit Realty Inc. I have been with her for 4 years, and she seamlessly manages 25 units for me. Highly recommend!

What does Sandy manage for you? How has she helped you with your properties?
Does she make the leases for you?
Does she hire cleaning crews after a tenant moved out?
Does she handle evictions?
If the ac unit breaks, what if you are out of town or on vacation... would she handle the situation for the tenant as it would probably be an emergency in the summer..
Last question and probably the elephant in the room.. how does this effect your profits vs not having a property manager?
These are all un-answered questions that a lot of us beginners have when we have properties we want to hand off from personal management to a company. Of course that requires a lot of trust in whoever the company is.

Hey I can't answer your question as I don't know Sandy but I can say that her level of care probably changes with each property or agreement that she signs. Not really sure of things on the property management side of things, but I would reach out to multiple property managers directly and ask for examples of why to use them, give them scenarios, and ask for testimonials they can provide (you already got one!). Anyone in sales should have something like this readily available and I bet that would be the best way to answer questions you didn't know you even had.
