WANTED: Real estate Attorney to establish Partnership agreement

Looking for a real estate attorney versed in establishing partnership agreement in the souther ca area.
It will consist of a 70/30 partnership on a home and ADU in the Mammoth mountain area. It will be used as a vacation home/STR with an ADU utilized as a STR.
70/30 percentage will apply to the down and the monthly payment. Use of premises will be 50/50.
30% partner requesting use and reservation priority of the 3/3 house during holiday times for family use. In exchange 70% partner is requesting full payment of ADU rental to offset monthly expenses. and utilities (electric, water,internet,gas,snow clearing, etc) to be shared 50/50.
Much of the initial information re dissolution etc is established. I would just like to clear this thru an attorney before moving forward.
