Looking for Local Investor-Friendly DSCR Banks in Augusta, GA

I’m a real estate investor with a few single-family rentals.  I am beginning to acquire more properties in the Augusta, GA area. I’m looking to build relationships with local banks or credit unions that work well with real estate investors.

Ideally, I’m looking for lenders that offer:

  • Portfolio loans for rental properties
  • DSCR or rent-based underwriting
  • 20–30 year amortization options
  • Ability to refinance BRRRR projects after stabilization
  • Comfort with older housing stock (1940–1970 homes)

I prefer working with local lenders who understand the Augusta market, especially around Augusta University and surrounding neighborhoods.

If you’re an investor who has had a good experience with a local bank—or if you’re a lender who works with investors—I’d appreciate any recommendations.

Thanks in advance.

    Hi Jonathan,

I’m very familiar with that area. I actually work with a lot of clients there and help quite a few buyers and investors secure financing in that market. Because of that, I’ve gotten pretty familiar with the property values, rent ranges, and the types of loan options that tend to work best there.

If you ever want to run numbers on a deal or talk through different financing scenarios, feel free to reach out. I’m always happy to help or be a resource.

I've done DSCR loans in that market. It's most important to work wth a mortgage broker or lender that has investor friendly guidelines. That is not always the local bank as the bank tends to offer not as helpful terms for DSCR loans as the local banks usually focus on owner occupy properties from what clients tell me so they might have the experience with DSCR loans or what they see as the appetite risk to offer competitive investment property loan terms.

Useful if the mortgage broker or lender can:

    1. offer 30 year fixed rates

    2. can do a long term loan after a rehab if looking to pull out cash in a BRRRR with less waiting or seasoning

    3. Knows guidelines well and can help with your specific real estate goals.

Local appraisers will be doing the appraisals on the properties so the local knowledge component will be covered by that. It's important to work with a broker or lender who has access to DSCR programs that can help you reach your goals. Not all DSCR loan programs are the same and working with the right broker or lender can help you get more investor friendly loan guidelines and better interest rates. Happy to connect to discuss further.

Great market to be building in — Augusta continues to show strong rental demand, especially around the university and medical district.

For investors scaling small portfolios, many deals in that price range end up working through a mix of local portfolio lenders and short-term bridge/private capital for BRRRR projects, then refinancing once the property is stabilized.

Happy to connect and compare notes as you grow in the area. Feel free to DM me your typical deal profile — always glad to share insights or discuss financing structures that work for rental acquisitions.

Jonathan, you've described exactly the type of lending relationship I work to build with rental investors.

DSCR underwriting, portfolio loans, BRRRR refi post-stabilization, and 20-30 year amortization are all programs I work with regularly. The older housing stock piece is worth a quick conversation — most DSCR programs have some property condition guidelines but 1940-1970 era homes in solid rental markets like Augusta University neighborhoods are generally workable when the property is rent-ready.

You've clearly done your homework on what you need. Let's make sure the financing side matches the strategy you've already built.

Feel free to DM me and we can do a quick intro — how many properties are you looking to add in Augusta over the next 12 months?
