Best place to look is in the local area where the properties are? I'm sure you already knew this and have probably exhausted those sources.
There are conventional lenders that we use a brokers who have rehab programs but these can be tough to get done. Typically you'll need 10% down and there are some restrictions for doc type like stated income.
Hard money seems to work good for most investors, including those with assets and even high scores.
The flexibility of working with a lender who is quick and can roll payments, costs, fix up, and purchase all into 1 loan cant be beat. There are several lenders that may be able to assist you if this is the type of financing you were looking for.
