HELOC for rental properties in NC

Does anyone know if there is any lenders can provide HELOC using rental properties as first collateral? I have a BOA HELOC for my primary residence, but they do not offer HELOC for rental properties.

HELOC for Investments

Try local community bank or credit union for investment properties. TD and US Bank are my best recommendations.

I've gleaned these lenders from the kind people on BP. I have used PenFed and TD Bank for HELOCs on investment property. Post back if you find another lender who serves you well, and I will add them to my list and pay it forward. These were all sourced pre-CV19, so eat the fish and spit out the bones.

The percentage range varies by lender, but expect to only be approved with a DTI ratio of 47% or less. While qualifying for a HELOC is more dependent on your home equity than your credit score, good or excellent credit makes it easier to qualify. A good average to shoot for is 620 or higher. Plus, the better your credit score, the better your interest rate.

Wisdom from Ann Bellamy:

I also never keep much cash in a bank account in the same bank where I have any mortgage. For example, I have a mortgage and operating account at Bank X for one of my businesses. I pull out most of the surplus cash from the operating account and put it in an account owned by the same company but in Bank Y.

    @Tony C.

    Yes - Pentagon Federal Credit Union. They provided me a HELOC for my rental. Back in April. Their rates are all online - 80%LTV, 10/20 draw/repayment period, they cover closing costs, and 4.75% interest. 10yr draw requires interest only payments. Those numbers may have changed, but that's what it was for me.

    @Steven Griffith Thank you. I called Pentagon Federal Credit Union. They do have HELOC for investment properties, but their policy is that they do not offer this products for people with 4 or more properties including primary residence.

    @Tony C. Try TD Bank or Huntington Bank. Their LTV isn't as good (75%), but another couple options. Search the forums too if those don't work. Someone made a list a while back of all banks that provided HELOCs on Rentals and shared it. it was very helpful!

    I have looked for a month now tirelessly and have yet to find a single bank that will offer a HELOC on an rental property with decent LTV. I found one in Raleigh that goes up to 65% LTV but thats it. Anyone have any luck?

    Same basic story, different decade. I suggested this 7 years ago in this BP post about 'HELOC for a rental': "avoid using the word HELOC when inside a bank... unless of course you mean getting a second mortgage on your personal residence."

    Some financial institutions are better at LOCs than others. But the reality is that a HELOC (primary residence as collateral) will not have the same terms and conditions as a LOC against a rental property.

    As a lender, I would never offer a LOC (a second position lien) again rental property. At least not on the same terms as a primary residence. In NC, liens against your personal residence have a different statutory handling for defaults. There is a reason the term "rental HELOC" is an oxymoron.

    @Tony C. Pro Tip: The lender offering a line of credit against the rental will not want to be in a junior position. So, best to do a refi and have the new lender have the first position lien and a line of credit...or see if the existing lien-holder will ad a line of credit.

    Any updates to this list for North Carolina? I'm in the process of working through it now but am struggling to find anyone that will do 80% LTV on a rental property other than PenFed.

     The best one I found was Signature Federal Credit Union based out of Virgina. I was able to do 3 with them. Their processes are sometimes archaic and their communication wasn't that great but the end result was accomplished so I am happy!
