If you're buying a 4-plex househack, and one unit is empty, but that specific unit is too small for your family, what's the best course of action? Should you just buy it, and then remove another tenant from another unit after you close? This is in Oregon.

I don't know the laws in Oregon but I would imagine it isn't as simple as just asking them to leave. I had clients ask tenants to move to another unit and keep their rent the same. I would just be concerned that if ended up in a legal battle the judge would say that there is another unit you can move into.
If you haven't purchased a property yet, the lowest risk option is to make sure the unit you want is vacant prior to the close of escrow.
