Look up Peter Fortunato and John Schaub. They are both out of Florida, but both come to California often to speak to local REIAs and do legit weekend seminar events. No coaching upsell nonsense. Also, look up Bill Tan. He runs LA REIA which you can find on meetup. He has a calculator class you should take. Andy Teasely is also a local who has a calculator class that can teach you seller financing. He is out of the Palm Springs area.

Google and YouTube are your friends. You can learn basics from either source...just make sure the info is relevant to your state, each state has different laws pertaining to this.
