How to secure properties under contract to flip to investors?

My friends and I are trying to learn how to wholesale properties for profit and I heard that this forum was a good place to learn all I needed to know.

You will learn a lot but not all you need to know. You can't learn experience here. If wholesaling is what you want to do the best way to learn is to work for a wholesaler and learn while you earn. Go out on your own when you're ready.

Forums are a great way to learn but you also have to take action about what you are learning or else you will always have questions. In my experience, it's best to have a mentor or someone that can "hold your hand" so that you can get over the fear of what may or may not happen. Couple experience with continuous learning and relationship building and you will become a monster.

There are many posts, great articles and podcasts on wholesaling just within this Bigger Pockets website.  Read, listen, and digest as much of it as you can.  Youtube also has a lot of content you learn wholesaling.  I would also recommend that you follow @Nick C.'s advice. Find yourself a local wholesaler and go work for him (even if he doesn't pay you) so that you can learn what he says to his clients and how he puts together the wholesale deals.  Once you've gained enough knowledge, then go  out on your own and repeat the process.
