I'm looking to buy 5+ unit commercial properties moving forward however am having a challenging time finding good deal flow. My partners and I have been reaching out to brokers and sending direct mailers, however no luck finding a deal that makes any sense whatsoever. Definitely a disconnect between buyers and sellers right now. Have any recommendations for creating more deal flow?

Networking with brokers is an art. That is where most people across the nation get deal flow. But you have to show that you are worth getting the good deals sent to you from them.
also, part of the market right now means you might need to look at 75 - 100 deals to get one worth going under contract.
