Received my CO today and we're set to close tomorrow, whew.
The CO says Non-Residential, but everything else on it looks ok. We've had all our mechanicals signed off on, so everything should be ok, right? Anyone out there with any knowledge about DeKalb county specifically please let me know. Thanks.

Hi Kevin, after you have your mechanical inspections, you would only need your final building inspection-Dekalb County can be kind of tough, but if you act as the homeowner they are a little more lenient (than if you are a contractor or flipper). Dekalb county has a tougher crew of inspectors than much of atlanta (Fulton side)
In general, they should not have issued you the certificate of occupancy if you didn't have that final building inspection.

I'd call the dept and guy who signed that CO.
We won't work in Dekalb for this and so many other reasons. Complete incompetence! This isn't just right wing ranting. This county truly is on the brink. Sadly we live here and 2 of our 13 rentals are in this county and see it first hand.
We got something that was simple like fixed by calling both of our county board members. FYI

I called an confirmed and we're set. I live and invest here and there are some great opportunities still available here. I wouldn't rule DeKalb out completely from an investment stand point.
