Seeking investment property in Pensacola/ Immediate surrounding areas; preferably $125-250k. This will be a short term rental, so I can come down a few times a year to see my brother in law whom is a pilot in the Marines.

Hey Justin, I work with a lot of STR investors in the area and own STRs in the area. We also run a co-hosting business as well.
$125k is really not an option in our market. $250k is getting there but still going to be tough to find in an area conducive to STRs.

I definitely understand that (not 2016 proves anymore), but when I say STR I am looking to put down $125k for 25% for a property that I can come visit a weekend or two a month, then rent out to break even with some marginal upside to cover maintenance.
