As a former resident in Davis, CA there has been some good appreciation in home prices and rents.  The University CA Davis provides a good stream of tenants and it's only 20 minutes from downtown Sacramento for those commuters. Some top schools also draw families in.  Sacramento also has some markets that would have lower price points. @Mark McDonough would be a good resource in the area.  I'm in the Tahoe Reno NV area now and there are also solid single family that cash flow without the headaches of California tenant laws combined with low property taxes. Happy to connect and share my knowledge.

Hey Bradley Thankyou for that !

Vijay, I'd be happy to give some feedback about different rental markets in Sacramento!

You can get a good size property in the $650k range, also next to great schools and shopping centers.

Roseville has been the top choice for our investors lately, the schools are mostly over 8 ratings, next to the Galleria, the largest shopping mall in Sacramento, and landlords are able to charge top rent rates. Although you will find Mello Roos and higher HOAS here. Another great market would be Elk Grove, you could even find a good rental for under $600k. Some of the top employers to the whole Sacramento area are in Elk Grove, supplying residents with jobs particularly in the medical field. This has opened up an a need for rentals for Traveling Nurses. You'll find HOA's and some Mello Roos in the 95757-95758 zip codes, but not as high as in Roseville. Between new builders KB Homes and Taylor Morrison, there is expected to be 1,200 new homes in the near future. I also have a map of Elk Grove's development so you can see the path of progress, from employers coming to town and apartment building coming soon.

Let me know if you'd like to schedule a call to talk more !

Both are very tough markets for investments with any prospect of near term cash flow. There are very few "deals" in the area as solid investment properties are snapped up before they ever hit the MLS. Long term appreciation outlook is solid for Sacramento. Many of the bay area people are moving there for a better lifestyle. I lived there for 15 years and just moved recently. My brother-in-law has been in an investor and commercial broker in Sacramento for 30 years and these last few years have been brutal.

    Good luck.

Hey Vijay, welcome to BP. I'm 100% invested in the greater Sacramento area as an investor and agent, so I might be a bit biased:-) Sacramento is the #1 place people are relocating to from the bay area, so we have seen demand be extremely high, vacancies low, and rents have risen considerably in the past 3-4 years. You're barrier to entry will be less in Sacramento, and rents will comparable. I'd be happy to chat with you further about this over the phone when you have time.

@Vijay Moh Hi There! I'm a real estate broker and I'm in Rocklin 20 miles north of Sacramento. Rocklin has one of the best schools in placer county. Roseville has great schools as well. There are lot of builders and building new homes in Roseville/Rocklin areas. You can find a real good house for that price ranger even in $600k range. Rental is a great both in Roseville/Rocklin areas. Both cities are adjacent to each other and have great employers like Kaiser, Sutter, HP, Bosch, Amazon Hub, Galleria Mall, Auto Mall. Rocklin  has 2 zip code 95765 and 95677, and Roseville has 3 zip code 95747, 95678 & 95661. Next to Roseville/Rocklin is Lincoln and that town is developing a lot. Please let me know if I can be any help. All the best!!!
