Investment in Antioch vs Sacremento

Hi experts,

I am new to CA Antioch/Sacremento regions. I wanted to know how is the rental investment opportunity in those region. Targeting around 650K for single family. Any pointers would be super helpeful. Also any other region in California in same region which you can recommend, please let me know.

As a former resident in Davis, CA there has been some good appreciation in home prices and rents.  The University CA Davis provides a good stream of tenants and it's only 20 minutes from downtown Sacramento for those commuters. Some top schools also draw families in.  Sacramento also has some markets that would have lower price points. @Mark McDonough would be a good resource in the area.  I'm in the Tahoe Reno NV area now and there are also solid single family that cash flow without the headaches of California tenant laws combined with low property taxes. Happy to connect and share my knowledge.
