Has anyone used prophawk or deal machine? I am looking for a cheaper lead gen

Question

Has anyone used PropHawk or Deal Machine for off market deals? Thought about using one of them as I heard they are much more cheaper than others. Just wanted some thoughts I am in Colorado. I wanted to use them to find motivated sellers that want to sell. Thanks
