Sacramento SFH Investment: Seeking Recommendations for Zip Code

I'm looking to purchase a single-family home in the $500k-$600k range with a long-term hold strategy. My goal is to find a property that rents well and offers decent appreciation.

I've narrowed my search to the following Sacramento area neighborhoods: Citrus Heights, Carmichael, Fair Oaks, Orangevale, and Roseville. These all seem like promising areas, but I'd love some insights from experienced investors on specific zip codes within these areas that might be particularly strong for rentals.
