Hey there, I am trying to learn various ways to market a listing for sale. I aim to generate leads and spread awareness that a property is for sale. A few tactics that come to mind are:

- creating a single listing page (landing page) that captures contact info

- paid social ads that drive to the single listing page

What's the perfect use case for a single listing page? Is it expensive to create? I am open to hearing your POV, experience, and any businesses that have created a single listing page for you.

    Hey @Antonio Reybol, Jr. - creating a single listing/landing page is by no means a silver bullet to move inventory fast, but it won't hurt it. Especially if its a more higher end listing. 

    Focused Marketing: A single listing page keeps all the attention on your property—no distractions from other listings. This can help you capture leads who are genuinely interested without them getting sidetracked by other properties.

    Lead Capture: With a simple lead form (like a “Request More Info” or “Book a Showing” button), you can collect contact details from potential buyers and follow up. This is especially valuable if you’re running paid ads on social media or Google to drive traffic directly to the listing page.

    SEO and Branding: If you create a unique, SEO-friendly URL (e.g., “123MainStreet.com”), it can make the property stand out and be easy to remember. It also gives a professional touch, which helps build trust with potential buyers.

    Cost-Effectiveness: Single listing pages don’t have to be expensive. Platforms like WordPress, Squarespace, and services like LeadPages offer templates and tools to create listing pages quickly.     I will play devil's advocate here. 

    When you create a single page for a listing and you are trying to get attention, you are competing with the likes of Zillow, Realtor.com, etc. That's not happening. In order to get the attention you want through online ads (which last I checked Facebook ads require such a wide range for the demographic that it is almost not worth it), you would likely need to spend literally thousands of dollars. 

    We have created many web pages for properties and not once have we ever gotten a lead from it.

    With that said, it becomes part of your marketing package for future clients. "Hey Mr. Seller, this is what I do to get your home sold..." That's where the value is.
