Financing a deal

Hi there,

I am evaluating financing options for my purchase. Here's the details:

80% using DSCR at 6.89%, with $1900 underwriting fee, 0.5% fee because I want to register it under LLC and 5/3/1 prepayment penalty.

20% paid via HELOC on my other investment property with no origination fee @ Prime + 2%.

This would be my first investment purchase, what's your thoughts around this?
