Buyer/seller agent fees

Buyer/seller agent fees

Member since 2024 · 1 post · 1 vote

My husband and I are looking into purchasing a specific property by assuming the seller's VA loan. However, the purchase price is less than the amount the seller owes on the loan, so he would be responsible for closing that gap before transfer of ownership. However, my real estate agent is telling me that since the seller isn't gaining any equity with the sale, he "may not have the cash to pay the agents". Is this to say that we might be responsible for paying both our realtor as well as the sellers realtor commissions? How would you proceed in a situation like this?

Thank you!

It would depend on what you negotiate with the seller and with your agent.

You don't have to pay agent fees but If the seller has to pay it all out of pocket then they won't accept your offer.

Basically people need to get paid for their time. This includes the agents on both sides of the transaction and escrow/title. If the Seller doesn't have the funds/desire to do so, then you will.

I'm surprised in this market the Seller is underwater on their mortgage. Except in the condo market, most homes have equity.
