Options to buyout partner? Need a Loan

Hi,

My partner and I own a duplex 50/50 together. They want to exit after more than 3  years of us owning it and the property's value has gone up at least $100k. However, we put little down, so our equity isn't much.

I was going to try to get a personal loan, but the amount is too large for me to get. I was wondering if there are other reasonable options for getting the cash. The first two that come to mind are business loan (but we don't have the property in an LLC) or hard money (but I couldn't pay the lender back fast. It'd probably take me 3-5 years). I'd appreciate any other thoughts y'all may have.

The property cash flows well, >$1k saved a month.
