Hello,

If you are an agent and/or an investor in Foley/Mobile, Alabama, please let me know how housing demand is going for rentals (both private pay and vouchers), and any specific area(s) you believe are poised for rental increases and appreciation in the near future. Thank you.

@Jane Gold Hey Jane, I am a Realtor, Mortgage Broker, and Insurance Agent/Agency Owner in the Baldwin County and Mobile County areas. The demand here is very high for both private pay and vouchers (obviously depends on a few factors). But you should be able to find a wide range of opportunities here. Baldwin County is the 6th fastest growing county in America and Mobile is Alabama's 2nd largest city. Mobile is a port city and there are multiple large industries in the area such as Austal ship building and AirBus that builds airplanes. Mobile is about a year a way from completing construction on a new downtown civic center and plans are in the works to move the airport downtown and it will be International, not regional. Short term rentals for Mardi Gras and the beach are huge. Many desirable areas for long term rentals with great public schools in Baldwin County. BRRRR and Flip opportunities are available, although competition is stiff. Voucher demand is back to being solid but not outlandish. For a couple years the housing authority was paying above FMR by up to 10%, but its back to normal. Not bad, but not the huge need for supply that there was for a while.

Thank you, Dylan. Do military personnel have a demand for housing in these areas?

@Jane Gold Yes, there are military personnel who live here. Mobile is a big area for the Coast Guard
