I'm recommending a conservative approach to investing, until a couple of things settle down.

Because right now, the debt load of the US Government is out of hand, yeah I know, $38,000,000,000,000 ($38 trillion) doesn't seem like much,  but it really is.

We've never seen debt as bad as this, but the "less bad" couple of downturns were doozies. They wiped out a lot of people. And, there was no fresh lending to "save" the day.

So, all of my clients are now buying at 80% of current "value". Yeah, I  know, that sure makes it tough to buy properties, but do you want to be here for the long haul? You have to be able to service the debt. (Make the mortgage, insurance and tax payments). One way to win is to take over the existing loan. Particularly in places like CA, AZ, WA, ID, TX
