Selling a rehabed house in an industrial area

I’m purchasing a property in a light industrial area to rehab and sell.   It’s a very charming small Victorian house on a decent lot but it’s surrounded by industrial.  The area is very clean and there are restaurants and such very close.  To the east across the railroad tracks a few blocks is one of the hottest areas in town where this property would go for $650k and the shops/ restaurants and bars are very popular.  To the west is a working class neighborhood where this house would go for $450k.  To the north is vacant land which is about to be mixed use entertainment district with a stadium.
What should I expect to get for it?  Will there be buyers willing to live there?   How is the market for sub $500k now?

I will do a great renovation, I’m a veteran of this.  It will be a 2/1 with 1000 sf.

It should go without saying, be sure you are considering the industrial noise in the area, daytime and night time, as well as the railroad...is is close enough to shake the house? I had a friend built a dry stack block house with the cells filled with sawdust, interior and exterior coated with sure-wall (concrete/fiberglass strand mix), and triple pane insulated windows, the place was quiet as a church and far stronger! not a crack when he moved away some 30 years later, and he was just off the mainline UP tracks. In any event, add plenty of sound deadening material, whether matting, or double layer sheetrock, or whatever the latest and greatest is, because noise will be the big deal killer, IMHO. Nice privacy fencing and sound/view blocking landscaping will help a great deal too.

Is that 1000 SF utilizing the attic space? Those make great master suites...

    Good Luck!
