Hello,

My wife and I have started a property management company but we also desire of buying an already established one to help build our book of business. I'm wondering if anyone has advice on how to acquire. I go on buying business websites to see if any come up but looking for my best possible success rate while we grow our own internal business.

    Hey Marc,

You might try reaching out to the owners of some property management groups. You can find their registered agent by searching the PM's LLC/group name on your Secretary of State website. Personally, I would target any PM groups that have bad ratings on Google, but you can form your own strategy.

Great idea. Appreciate taking the time for giving us a way to find a business to buy

great advice here, got to imagine there is a PM out there that would be interested in selling but doesn't have the mental capacity to get it posted for sale with someone to this point.  might also try networking with brokerages in town, perhaps some are looking to make a change and offload their PM side of things if they have one?

Yeah thats another avenue we are trying. Apparently people are aggressively buying other property management companies and when they hit the open market, business agents are inundated with inquiries and often have the deal done within hours. We thought we were closing in on one and figured it was close to a done deal. It lined up perfectly with the current owner willing to stay on for 2-3 years and help us learn and grow the business at the same time but he decided to sell to his broker of record who originally showed no interest.
