I'm looking for the best book that is solely focused on analyzing your Residential Real Estate Market. I'm in the process of creating a spreadsheet of items to be ticked off to determine if it's a deal or not. Seeking to expand my knowledge and any blind spots I may have. What is your best book recommendation that solely focuses on analyzing your market?

how many units?  the best way to analyze a market is to go to that market and talk to people in that market

yes, there does need to be spreadsheets / math etc. but it seems like people in the forums want to math their way to deals without the in person component and that is tougher right now

If your main focus is to create a spreadsheet of items to tick off, you can easily just Google what items to include within a deal matrix.

Short answer is:

purchase price

repairs/reno cost

ARV

Sale price/rental income ability (figure out your exit strategy before you close on the deal)
