Forced to switch from Airbnb to 90+ day rental

Hello, I own a property that has been operating as a short-term rental, but my HOA now requires a minimum 90-day lease. I've been given about a week to comply.

The issue is that if I switch to a traditional long-term rental, market rent is lower than my mortgage, so I’d have to cover a decent amount each month. That’s something I’m trying to avoid if possible. I also thought of midterm rental, but I am not sure if that works well in my area.

For those who’ve dealt with something similar, what strategy worked best for you? Also what are your best tips for MTR?
