Two family or three family?

I'm looking to buy a multi family in Clifton NJ. The two family inventory is high while the three family is low. Which one is a better investment? two family or three family? I heard it's harder for three family to get better financing rate and the buyer pool of three family is smaller.

I overall agree with most people here. 
Numbers I run for my house hacking clients for a 2 fam vs 3 fam is a 3 family the numbers are always much more strong. I never really see my 2 fam clients cashflow or break even. They for the most part are coming out of pocket some but still much less than market rents. So its still a win. If you can only afford to get into a duplex for now that works. If you can afford a 3 family I would highly suggest that just based on the numbers. The financing should be the same. In terms of low inventory.. Get out to some real estate meet ups and let people know what you are looking for. Their is plenty 3 families off market that you can find at these events.
