Curious where active Austin investors are finding the best value-add opportunities right now.
I’ve been seeing more cosmetic flip opportunities in areas like 78723 and surrounding pockets with relatively low DOM and solid resale demand.
Are most investors still focused on lighter rehabs in Austin, or are buyers becoming more open to heavier projects again?
From what I’ve been seeing, a lot of Austin investors still prefer lighter rehabs because holding costs, financing, and construction timelines can kill margins fast on heavier projects. Cosmetic flips with clean layouts and solid resale demand are still moving if the buy price is right. The heavier rehab deals seem to work mostly for operators with strong construction teams or enough margin built in. Interestingly, some investors have shifted part of their focus toward Midwest markets too, because you can still find value-add properties with lower acquisition costs and less pressure on exit pricing compared to markets like Austin.
Hey there. Austin's light rehab game has definitely cooled from the frenzy a couple years back. With inventory up and days on market stretching, most of us are running numbers a lot tighter. I'm seeing flippers cap offers at 70-72% of ARV after repair costs, and they're factoring in a 10-15% profit buffer for the slower exit. Hard money is still available but expect 11-13% with 3-4 points. If you're buying off-market and can stick to cosmetic updates under $30k, there's still room. But don't count on bidding wars—sellers are more willing to negotiate now. What's your target ARV and estimated rehab?
Austin is still a light-rehab town, but the appetite's changed. I'm seeing investors pass on anything that needs system work (HVAC, plumbing, roof). Cosmetic flips still work if the bones are solid, but buyers are being pickier about finishes now than they were 18 months ago.
The issue isn't aggressiveness -- it's margin. A light rehab that needed 5k in 2023 might need 5k now because labor hasn't really come down. So investors are tighter on the buy price, which means fewer deals making the pencil. I've watched asking prices in those secondary neighborhoods stay stubborn even as Days on Market creeps up.
Are you finding it harder to negotiate the buy price in Austin right now, or are you seeing deals close faster than the market data suggests?
Austin's market has shifted, but lighter rehabs are still being acquired -- just not at the same prices that worked 18 months ago. You're right about 78723 and those pockets. The appetite is still there for clean cosmetic flips, but now investors are much more selective about entry price and exit confidence.
What I'm seeing is that light rehabs are still attractive, but only if you can acquire them at a meaningful discount. If a property needs 20-30k in cosmetic work and you can buy it 15-20% below market value, then run it through at a tighter margin, it pencils. But the deals that are getting passed on are the ones where sellers are priced close to "already rehabbed" comps. There's no room to build margin anymore.
The other shift is on the exit side. A lot of investors got burned waiting for sales in late 2024 and early 2025. Now people are more realistic about absorption time, especially in secondary Austin pockets. You might sell a cosmetic flip faster in high-demand areas like South Congress, but suburban areas are moving slower than they used to.
Are you seeing stronger investor appetite in the premium zip codes versus the secondary areas right now, or is competition similar across Austin?
