Need advice before purchasing a rental property

Found a property I liked and was wondering if I can connect with someone who has more experience. 

Found a property that is on the pricier side due to its location right next to a religious institution. 2bd 2bath for 395k$ in Glen Ellyn Lombard area.

Before focusing on the location alone, I'd look closely at the rental numbers. Compare expected rent, taxes, insurance, maintenance, and vacancy to make sure the property still cash flows. If it's next to a large institution, I'd also research how that affects tenant demand and resale value over time. Hope that helps, and good luck with the purchase!
