Looking for Creative: Financing Lubbock Duplex ($90k–$110k)

Hey everyone,

I’m currently based in DFW, working in the tech industry with a stable six-figure income. I'm looking to acquire my next investment property in Lubbock, TX and am exploring creative financing options to structure the deal.

What I'm Looking For:

  • Target Property: Duplex in the Lubbock area.
  • Target Purchase Price: $90,000 – $110,000 range.

Current Position & Strategy:

  • Current Lubbock Portfolio: I currently own a duplex with a conservative $40k in usable equity. 
  • Preferred Structure: Ideally, I’d like to work with a local lender or private money investor willing to cross-collateralize—placing a 2nd lien on my existing duplex to fund the purchase/down payment of the new Lubbock property.
  • Alternative Options: Open to seller financing or other creative deal structures.
  • Financials: Strong W-2 income to support debt service easily (not considering other investments income). I have capital in other investments that I prefer to leave untouched for now, so maximizing leverage using existing equity is the goal.
