Would You Invest Outside the U.S. for Better Real Estate Returns?

I’ve been reading a lot of discussions here about investors buying out of state because their local market no longer gives them the numbers they want.

That made me curious about something slightly different.

At what point would you consider investing outside the U.S. entirely?

For example, would you look at markets like Dubai if the property taxes, rental structure, entry prices and potential returns made sense compared with your home market?

Or is being able to physically visit the property, understand the local laws and finance it through a familiar banking system more important than the potential return?

For those who have invested internationally, what was the biggest thing you underestimated before buying?
