65 to 70 percent of our sales last year were multifamily. Here's the breakdown behind that number.

Our brokerage did 65–70% multifamily transactions last year. We were the #1 brokerage for multifamily transaction volume in Massachusetts, and we landed in the top 5 across New England for multifamily investment sales.

Here's the mix underneath that: roughly 40% of our business is commercial — 5+ unit multifamily, some warehouses, some owner-operated businesses. The other 60% is residential — 2 to 4 units or single family.

That split isn't an accident. Every agent at Candor is required to be an active investor, or actively working toward owning a property within 12 months. About 40 of our agents are active investors right now. Roughly 20 of them came in already building a portfolio. The rest built theirs after joining.

When your agents are investors first, the deal mix follows. They're not steering clients toward whatever's easiest to close. They're steering them toward what actually cash flows.
