What if the property everyone else rejects is worth a second look?
Two investors walk through the same property. They see the same asking price, the same condition, and the same seller. One walks away, convinced the numbers don't work. The other starts asking questions.
What's the difference? Sometimes, it's not the property. It's how they approach the deal.
It's what Experienced Investors Know that the asking price is only one piece of the puzzle. Before walking away, they explore whether different terms could make the transaction work.
Here are three things they consider:
The seller's needs: Does the seller need all the money upfront, or might they consider receiving payments over time through seller financing?
The financing options: Could a different financing structure make the numbers work while meeting the seller's needs? Every option must be evaluated for its costs, risks, and legal requirements.
The actual numbers: After accounting for expenses, financing, repairs, and risk, does the deal make financial sense?
Here's the important lesson: Creative finance doesn't make every property a good deal. But, It does give investors more options to investigate.
The goal isn't to force a deal to work. It's to recognize possibilities others might overlook—and to know when to walk away.
When you evaluate a property, do you look only at the price, or do you examine the possibilities behind the deal?
Actually a very good comment and starting point for an analysis of how knowledgable, experienced and active investors with capital differ considerably in their approach from passive investors who may also possess knowledge, experience and capital.
The “active” investor, to maximize their game, needs experience and knowledge in CREATIVE REAL ESTATE DEAL MAKING, FINANCING, AND STRATEGY.
Back 45 years ago a good friend of mine and mentor demonstrated a great example of this. He purchased a property and willing paid full retail for it. Because he negotiated a low down, 0 % interest rate, 15 year amortization mortgage, which was also fully assumable without approval, and contained a substitution of collateral clause. It was worth paying a little “extra” to obtain a fully mobile 15 year 0% interest mortgage.
