    You first find out what they are looking for and make sure they are ready to buy should you bring them what they are looking for.

    What does your cash buyer want?  Turnkey or distressed as-is and will make their own repairs?

    Once you know what your buyers want, it's time to start marketing for deals. You can do Direct mail campaigns, CL, drive for dollars, local REIA, etc. You should always be marketing to keep the pipeline full.
