Locating Buyers and Non-listed properties.

I have heard all the old this and that for locating buyers and properties.  I find these are just not working.  PLEASE!!!!  Can anyone give me creative ways to locate buyers and non-listed properties.  I seem to be chasing my tail and going nowhere.  Help!!!!  Roy
