Locating Buyers and Non-listed properties.

I have heard all the old this and that for locating buyers and properties. I find these are just not working. PLEASE!!!! Can anyone give me creative ways to locate buyers and non-listed properties. I seem to be chasing my tail and going nowhere. Help!!!! Roy

You aren't chasing your tail. You are chasing leads, some of which lead to a dead-end. It's a highly competitive market, so you'll have to put some exceptional effort in order to create results, none of which will fall into your lap. Here are some creative ways below:

Welcome to BiggerPockets, @Roy D. has some great advice and linked to a couple of good articles.
One thing I have heard over and over is to tell absolutely everyone you know or meet that you are looking to buy real estate. Tell them you don't care about the condition, or give specific criteria that you won't purchase. But tell everyone. You never know when someone has a property they want to get rid of. Have cards made up with contact information, and carry them on you at all times.

Thanks Mindy. I have done that. I have cards and I pass them out or leave them wherever people could find them. I just don't seem to be able to get going. Roy.
