What advantages in having access to MLS over realty portal?

Question

If an agent sets up a search for you, or you're going through the frontend portal on the realty's website, are there any limitations through this access alone vs. having direct MLS access?

I know obviously Zillow and Trulia are sometimes dated and inaccurate, and shouldn't be relied on, but the searches on a realty's website seem to be 100% up to date. What advantage does the agent have over anyone else?

you can access the tax records of the property, you can see the disclosures, you can build a mailing list at no cost, you can find out what the rehabbers are paying for properties in the areas you are interested, you can get market analysis thru the apps...

Some of the private information on the MLS can be very valuable. For instance that house that sold $25k more than it should have, may have only done so because there was a $25k seller subsidy back to the buyer. Is the neighborhood being financed primarily with conventional loans, FHA loans, or are they all cash buyers? Whats the average seller subsidy?

These are a few things that can really make a difference when analyzing a property that you can only get with MLS access.

Nothing necessarily however some sellers will not want to look at an offer from a buyer with no agent representing them. Some agents or wholesalers may know of some off-market deals as well. After buying several properties from the MLS, I find wholesalers reaching out to me personally to sell me property and many times they have better deals than can be found on the MLS.
