Direct mail to delinquent tax land properties

Hello, I am new to this game and i want to start out doing direct mail to land properties that are delinquent on their taxes. Not after the county takes it away but before they do. I plan to send letter to these people because they are motivated to sell because they either don't want the land or they cant afford it and I will offer to pay their taxes and give them some cash for the property because they will loose if it they don't pay anyway. Any advice and tips regarding how to do direct mail and how to find the best sellers would be greatly appreciated. Thanks in advance

    You are definitely on the right track. Direct mail is one of the best ways to contact the sellers who are tax delinquent. You are also correct that those type of leads may be wanting a way to rid themselves of the problem property for either financial hardship reasons or just lack of interest in the land anymore. Some may have even thought about selling but don't know where to begin. That's where your direct mail would come in handy. 

    Sending a letter or two would be great. Sometimes sending a short and sweet letter just saying your interested in their property without mentioning you know they are delinquent on taxes is a good way to go. Some people may be embarrassed about that so if you take the approach that you don't know they may be interested in contacting you.

     Thanks! now when I make an offer do i include the taxes that are owed? or when i buy the property are the taxes wiped out?

    The offer price is the contract price,which needs to include the back taxes. If they are behind 20k and you want the owner to get 5k . The contract price/offer is $25k When you open title the tax lien will show up as a bill due. The sellers 25$K will absorb the 20k back tax Leaving them with approx 5K

    Hey Guys,

    Do you think it matters that the delinquent tax property owner is a Land Trust, Corp,LLC rather than a person/absentee owner? A person will get the mail directly. However, mail to a land trust /corp goes to the trustee which can be anybody and dealing with them might not be as simple.

    What do you guys think?

    @Jose Guevarrafrom my readings, with direct mail you should not mail to major corporations, everywhere that i have read said that mailing to an absentee owner and LLC in some circumstances are the people to go for!
