Cash Out LOX (Letter of Explanation)

I am applying to refinance a rental home that I own outright. My lender has suggested that I keep the LOX as streamline as possible and avoid too many details. Can anyone offer advise on how to state that in such a way I convey the idea that I want the money for future investment purposes?

Thanks in Advance
