Hello, I have been hearing a lot about Kissimmee in Orlando, Florida lately. I want to explore the area for investments and was wondering if anyone has pointers on what are good neighborhoods in Kissimmee. I am looking to purchase a long term rental, not vacation rental - though I hear Kissimme is quite popular for vacation rentals. Thanks!

@Payal Z. Kissimmee area is good for investment, I do own 5 properties there all long term rental, I have bought and sold 7 others for a good profit. I'm managing about 20 properties for other owners between Kissimmee and st cloud area B class properties, if you are interested I can show you some rental properties with 10+ cap .
@David Song I don't really recommend vacation home as an investment unless you going to quit your job and manage it buy yourself, short-term rental is too much work and thats will cost you so much money to the property manager so in the end you could just buy a long term rental and use that money to come and stay in Disney hotel :D

@Payal Z.Good morning. Most of my investors look at Kissimmee in the 34747 zip code for short term vacation rentals and 34743 for long term rentals. Davenport is just outside of Kissimmee and 10 minutes from Disney's door. They have many short term vacation rentals and better returns I believe. Best of Luck!

I am newish to investing but not to managing short term rentals in the Kissimmee area which I have been doing for 10 years.
I am being a little lighthearted but if you are looking to make money rather than just cover costs, unless you are going to be actively involved in bookings etc then my general advice is don't do it. There are plenty of other things you can spend money on.
Make a return on your other properties and rent someone else's when you come to Disney.

What if you are happy to cover your costs. Our family still goes down there a couple of times a year. It's a bit of a hobby for us. It would also be a first rental and we would not expect to make income from this. But we would expect to be able to rent it enough that, along with all of the other costs and property management fees, we would still break even. Do you think that's still reasonable in an established location near Disney (Windsor Palms) that remains quite popular?

@Ahmed Souissi could you give me some detail information about vacation (short term) rental property in Kissimmee FL area? Because I am very interested about the area and I have a similar plan like David Song. I like to see one property in Windsor Hills 3beds/3baths 1440sqft townhome with $190k range. Is it a bad idea? :) I really need some helpful information and advice.
