Selling a Fourplex held in an S-Corp (COOP) Marion, IA

Wondering if anyone has any experience in Iowa selling a fourplex that is held in a Coop?  I think most of use hold them in a "123 Main St. Residential Coop" type entity.  Does the buyer have to form a new entity or is it possible to transfer the ownership rights of the entity with the property?
