I am seeking some advice on tax delinquent properties. First is how do I obtain a tax delinquent list. Second Who do I contact to buy and how. Any answers are appreciated

In which county are you seeking to buy tax liens? Cook County has three types of tax sales: annual tax sales take place every summer, scavenger sales (3 or more years delinquent) starting in December of odd-numbered years and then over the counter sales which can happen at any time. The other counties generally only have annual sales that start in the fall. The best place to start is the county clerk of the county in which you are seeking to invest. If you want more information send me a PM and I will send you materials about tax sales throughout Illinois. Never mind, saw Illinois. Try your county or the county you want to invest in. Some have OTC (over the counter) deeds that's didn't sell at auction. A lot of the auctions are also online now and you just need to find out how your county advertises the list and how far in advance of the auction list it's published.

I know IL has them in certain counties. Now go to a search engine and search ILTaxSale that should help you get started and continue your search from that point. There are other states that do variations of one or the other or both. Check the various county websites and don't be afraid to ask those clerks questions.
