Owner financing, should i do a full closing

here is the scenario:
I want to put an offer for owner financing but my agent refuse to submit offer because i am not doing a full closing. I just want to do a title search and a registry of the deed. Any thoughts?

The offer:
-Purchase Price: 126K
-Down payment: 3k
-Buyer will pay for closing cost
-As is condition, inspection only for my own knowledge.
-Owner will finance123k for 5years with option for another 5years( only if owner want to ) .Owner and I can come to term and condition at a later time.
-Estimate Monthly Principal is $700.

-Must be a clear title
-Before sign a purchase and sale buyer must be able to see the whole property and be satisfied
