Buy and Hold Rentals: Pensacola, FL v. Parma OH?

Hey guys, 

I'm looking to start investing out of state and these are the two main places I currently have family. Having some boots on the ground seems like it would help. 

Does any one have input on rentals in either location?

I have rentals in Pensacola, we flip here and wholesale as well. I like the market since it has relatively low price points and a strong rental market. I don't know much about OH but the numbers are probably pretty similar. I know I would personally prefer to take a business trip to FL than OH though...
