Looking to invest in south bend, Indiana

Hello bp community, Does anyone have any experience investing in rental properties in south bend, indiana? I own a few properties throughout the Chicago suburbs and I'm looking for a new market. Can anyone tell me if they know of any good realtors, property management companies, contractors, handymen in south bend? I'm looking to build a team to possibly start investing there. Also is there city investor friendly? I would really appreciate any feedback on any of my many questions. Thanks everyone.

hi Felix! I have been down to south bend.  I would describe it as a one trick pony town. Yes you can buy properties extremely cheap there but the flipside is that once yoI've rehabbed them, recouping your rehab and purchase money will prove difficult because of the low property values .  Great buy and hold area only if you let the cash sit in the property. I focus on Englewood  in the city because of the higher after repair values of the multi units .

Indy's where it's at.  We're doing REALLY well here.  Only  3 hr drive from Chicago, and totally worth it.

@Jeff Schechter I have been researching Indy for a little while. I agree with you that there is a ton going on there now. Can you tell me your thoughts on the Downtown area and what you feel the best zip codes to invest in there are and why? I will be down there in 2 weeks. We should definitely grab a coffee.

South Bend is a mixed bag of neighborhoods. East of downtown is better than West of downtown. Berrien County Michigan gets a lot of investment buys out of Chicago too. These are areas where I'm most active.

@Stephen Sokolow  You can't go by zip codes in Indy.  Things can change street by street here.  We invest in areas that are typically right next to the ones that have already "up and come."  Downtown is great, but too pricey for investing.  That ship has already sailed, but all of the stuff we do is within 10 min of downtown...lots of gentrification, and even though that's not our play (we're all about cash flow), there's lots of potential upside for appreciation.

Felix Rodriguez South Bend is great IF you know the area. Even on the east side things can be very block by block. As with any other place come visit before you buy and spend a couple of days scouting things out so you know what parts you may want to stay out of.

Aaron Linden you're right Aaron, I do intend on going there and do some exploring of the city, do you have any recommendations on what parts of the city tend to be safer and quieter?

Felix Rodriguez it is very block by block but in general the near northwest is either D class or war zone type. The south side of downtown is the same way. Once you get further south it gets better though. Let me know when you are in town and we can meet up and discuss further.

Great for Passive income, tax breaks, city of SB have many programs to assist investors/landlords as well as possible owner/occupant. Commercial is the area South Bend flourishes right now.

I'm just now looking into turn key STR in Southbend. Still a good investment today? It looks like the market is growing and ROI potential is around 24% after doing some lite Airtics numbers.
