homeowner owes 130,000 on his mortgage

hi i found a distressed home and i got in contact with the homeowner... they are interested in selling but they still owe 130,000 on a mortgage

looking at recent sales in the area i don't see it selling for more 140 k .. are there any options for this situation?

    I suggest: no equity = not for newbies; = move on...
