myself and partner are looking to deploy some capital over the next 3-5 years.

are any investors here on BP seeing consistently seeing 12%+ cash on cash returns from single family homes used for rentals with 20% down?

if so, in what markets?

would love to chat with any investors that can guide us as we have capital ready to deploy, just looking for a high coc return

This is certainly possible if you’re willing to do some major rehabs. If you’re not willing to do that I’m seeing more like 9-11 percent
