I grew up in the St. Petersburg area and currently live in Chicago. I'm actually looking for properties in the St. Pete/Tampa area to invest long distance. The area has grow rapidly since I left in 2006 and continues to see interest from primary residence purchasers and investors. The downtown area growth has been incredible and continues to remain robust. Definitely a great area to continue to explore. It's really competitive right now (as is the case in many parts of the country), but I'm sure there are hidden gems to be found.
St Pete is booming overall. Lots of new development and the downtown area is growing an incredible pace. The best deals are outside of the downtown area, in my opinon.
I have some both SFR rentals and flips in St Petersburg and Tampa . Doing well on both . Tampa and St Pete are sensitive to being on the right right side of the highway and street. If you can find a nice organic neighborhood you will do well . It took me 4 months learning the areas before making offers
I would be happy to chat with anyone who wants to learn more - just PM me .
I split my weeks between in NY & St Pete ( I like the beach ) . Managing my flip crews, monitoring my rentals and looking for new opportunities.
I am very interested in Multi Families 20 + units . I made a number of offers but none of the bigger MF deals landed just yet.
I've also been looking in Tampa Bay area, from St Pete to Dunedin. I visit twice a year when I'm back in the US for business. I've been trying to build relationships with folks in the area as this will be my home once my time abroad ends. I also have family in St Pete and pretty familiar with the area.
Would love to connect with other investors and real estate professionals in the area. I am looking to use my SD IRA to buy vacation rentals or multi family homes. I'd prefer to partner with someone for a larger project.
Plan B is investing in a real estate hedge fund with my partner's company, who also happens to live in Tampa.
I know that rules of thumb are not necessarily concrete investment strategies, but as a filtering criteria, does the 1% rule apply in St. Pete for MFH? I've been looking at MFH in Tampa, and it seems like the 1% rule is not viable. I'd love to hear others' experience!
that’s an excellent question, I was wondering the same thing. My theory is that St Pete’s time for the 1 percent rule has come and gone, and it’s time to find another future “hot spot”. I’d love to get other people take on it.
