My girlfriend is looking for a house in the areas west of Phoenix (Avondale, Goodyear, and Verrado). She is going to be paying all cash, I’d love to hear if anyone has opinions on what to look for. The budget is about 260k max.

If she is looking for cash flow there are a lot of options. She might actually be able to get a couple of properties. These for instance are Turnkey at $50k each to take over the financing or are still in her price range for owning for cash.
